About Maitland: Maitland is a suburban Orange County city north of Winter Park and Orlando, with many lakes across the city. Its housing mixes multi-unit buildings, single-family houses and an older lakeside corridor, and many occupied homes are rented.
A door that rubs in one corner usually points at the frame, and in a city where many homes date to earlier decades, a frame has often had a long time to move. The floor shifts, the opening drifts out of square, and the door stops reaching its latch. Humid weather can swell the wood and make the rub easier to notice, so the same door may seem fine one month and drag the next.
The work follows the frame. A handyman checks the gap along the top and sides, shims or resets the hinges, re-hangs the door on new hinges where the old screws no longer hold, and moves the strike plate so the latch lines up with a frame that is no longer perfectly true. A door that drags may also need a sweep or weatherstripping cut to an uneven gap. The door is adjusted to the frame; the cause of any shift is a question for another trade.
Note which corner rubs, which doors are involved and whether the trouble changes in humid weather, and photograph the gap along the top and latch side. If the frame seems to keep moving, or cracks are growing around it, the door can be adjusted but the underlying cause needs the right trade. Changes to an opening, and any permit or code question, are for your local building department or HOA. A one-time visit can cover several doors. Common door repairs covers the usual fixes. Yes. Adjusting sticking doors, replacing hardware and weatherstripping, repairing sliders and installing interior doors are routine handyman work. Structural exterior door replacement may involve permits, so check with your local building department.
Humidity swells wood doors and frames, hinge screws loosen, and frames shift slightly with the seasons. Many sticking doors only need hinge or strike plate adjustment.
Repair hardware problems such as rollers, latches and weatherstripping. Replace the door if the glass has failed, with fog between the panes, or the frame is bent.
In older homes the frame and floor have often shifted, leaving the opening out of square. The usual fix is shimming, new hinges and a re-aligned latch to suit the frame as it sits, rather than blaming the door. Humid weather can make a drag more noticeable.
The door can be adjusted to the frame as it sits today, but the underlying cause of movement needs the right trade, and Clean Corps does not diagnose it. If the frame shifts again, the door may need another adjustment.
Note which doors drag, miss the latch or leak air, and whether humid weather changes them. Photos of the gaps help. Then call (407) 638-8956 or request service online. A one-time visit or a monthly or quarterly plan can fit, with scope confirmed per job.
